Our goal is to help preserve and increase the value of your investment property. A personal interest is taken in every property that has been entrusted to our care, be it a studio apartment, a three bedroom home or a multi-unit complex. We take the burden out of having an investment property.
Our services include the following:
- Advertising the rental property in the area papers
- Process applications on prospective tenants, which may include the following:
- Check credit
- Verify any past landlord history
- Verify employment- prefer at least six months on current job
- Basic criminal background- obtained off internet web site.
- Check any personal references
- Execute a rental contract for the property owner with the new tenant.
- Collect the monthly rent
- Issue all notices to the tenants for any lease violations and non-payment of rent. In the event that the tenant fails to pay the rent, we do handle collection procedures for the property owner.
- Issue Monthly Income Statements to the property owner- which will show rent income, management fees and any expenses incurred for the month, copies of all bills will be included. These statements are mailed, with the monthly check, usually by the 6th of the month.
- Option to have rental check deposited into your local Culpeper bank
- At year end we will issue 1099 statements with a year to date statement listing all income and expenses.
- Handle all maintenance requests: our local contractors are helpful in trying to expedite all requests. Copies of each bill will be included in your monthly statement.

Management contract length: 1 year, with annual renewal.
